Interior projects do not usually fail on design. They fail on the small delays that accumulate: a sample that takes four days to reach you, a snag that waits for the next scheduled visit, a shutter that is 3mm out and needs a trip back to a workshop somewhere else in the NCR.
When the studio and the manufacturing floor are ten minutes from the site, those become same-day items.
Two kinds of home, two kinds of job
Builder floors are a fit-out inside fixed services. The plumbing core and structure stay, the RWA has a fit-out process, and the work is about circulation, storage depth and lighting. Predictable, if it is planned properly.
Independent houses offer more freedom and more unknowns. Older construction means the survey matters more, and the programme has to carry some contingency for what is found behind the walls.
We do both, and we will tell you at survey which one you actually have.

Because the joinery is produced in-house, you are welcome to visit Sector 44 and look at shutters, edge banding, finishes and hardware in production. Most clients find one visit settles more questions than a folder of renders.

Being this close genuinely changes the work: samples get walked to site, snags get looked at the same afternoon, and joinery comes off our own floor rather than from a subcontractor across the city.
- Do you work on both builder floors and independent houses here?
- Both. Sushant Lok has a mix, and the two need different approaches — builder floors are a fit-out inside fixed services with an RWA to satisfy, independent houses are usually a deeper renovation with more freedom and more unknowns behind the walls.
- Can I see materials and joinery before committing?
- Yes, and we would encourage it. Because manufacturing is in-house at Sector 44, you can see the edge banding, shutter finishes and hardware in person, and look at work in production rather than at a sample chip. That visit resolves more doubt than any number of renders.
- How quickly can you start?
- Survey usually within a few days of the first conversation. Site start depends on drawing sign-off and, for a builder floor, the RWA fit-out approval — typically three to five weeks from first meeting to work beginning, and we would rather use that time properly than rush drawings and pay for it later.
